BACKGROUND:
* Petitioner and Property Owner: Alvarez Family Investment Lots LLC
* Agent: Rodney K. Rogers, Rogers Engineering & Land Surveying, LLC

Key Points:
The petitioner is requesting to rezone 1.25-acres of undeveloped property from B-2, Community Business, to M-1, Light Industrial.
Zoning and Land Use Factors for Consideration:
* The property is surrounded by M-1, Light Industrial, on the eastern, western, and southern sides of the property with existing industrial uses to the north and a Sprint telecommunications facility to the west. Of the three parcels to the north of the subject property, two are zoned B-4, General Business, one is zoned M-1.
* The M-1 zoning district allows for a broad range of uses including wholesale and distribution.
* The subject property's access is from SW 27th Avenue, a minor arterial roadway.
* The surrounding area is comprised of a mixture of industrial and commercial (developed and undeveloped) properties along the SR 40 and SW/NW 27th Avenue corridors.

FINDINGS AND CONCLUSIONS:
* The subject property is currently vacant and undeveloped, therefore rezoning the property will not result in the creation of a non-conforming use or structure.
* The proposed rezoning is consistent with the Employment Center Future Land Use, the comprehensive plan and land development regulations (pursuant to Section 122-244 of the Code of Ordinances).
