BACKGROUND:

Single family residential subdivision consisting of 97 lots, six (6) tracts, and .54 miles of road on 25.99 acres.

Developers are Priscilla Investments, LLC and VCASASJ&E, Inc.

The plan was prepared by C & A Survey, Inc. and submitted by Miles Christian Anderson Consulting Engineers, Inc.

Zoning is Planned Development (PD).

Setbacks:                      front - 23 ft.

                     side - 5 ft. (side street 10 ft.)

                     rear - 20 ft.

The lots will be a minimum of 40 feet wide with a minimum lot area of 4,500 square feet. The right-of-way is 50 feet with sidewalks proposed on both sides. Internal roads and drainage systems will be maintained by a Homeowner’s Association. Potable water and sanitary sewer systems will be publicly maintained. Buffers are required anywhere where the development abuts a less intensive use in accordance with the approved PD. Additional right of way of fifteen feet for NE 35th Street and five feet for NE 19th Avenue will be dedicated by plat.

 

FINDINGS AND CONCLUSIONS:

Conceptual subdivision plan is designed in accordance with the approved PD Plan and Standards Book.

Conceptual Plan approval is required prior to approval of improvement plans.

Traffic statement submitted with the PD plan did not require a full traffic impact analysis.

Staff recommend approval of the conceptual subdivision plan

 

FISCAL IMPACT:

The potable water and sanitary sewer systems will be publicly maintained following the standard one-year maintenance period.
