BACKGROUND: The proposed commercial subdivision consists of four lots and three tracts on 24.86 acres with Planned Development (PD) zoning. Kolter Mixed Use LLC. is the developer and Kimley-Horn and Associates prepared the plan.
The water and sanitary sewer systems will require public maintenance following the standard one-year maintenance period. A property owner's association will maintain the internal roads, drainage system, and retention area. A flowage easement will be provided over the privately maintained drainage retention area for any runoff from the adjacent publicly maintained roadways.
Case No. SUB24-45665 (conceptual subdivision plan) was recommended for approval by the Planning and Zoning Commission on September 9, 2024.
FINDINGS AND CONCLUSIONS: The four lots will require site plan approval. The three tracts include the internal 60 feet right of way (Tract 1), open space and drainage (Tract 2), and future right of way for SW 66th Street (Tract 3).
FISCAL IMPACT: The City will maintain the potable water and sanitary sewer systems following the one-year maintenance period.
