BACKGROUND: The plat contains six lots, nine tracts, and .76 miles of roadway. JCH Consulting Group prepared the plat, and the developers are West Oak Developers, LLC, Madison Oaks West, LLC, Lot 4 West, LLC, and West Oak Ocala 1 Business, LLC. Tract A (NW 21st Avenue) will be dedicated for public maintenance following the standard one-year maintenance period.

Potable water, sanitary sewer, and drainage conveyance systems located within the right of way of NW 21st Avenue will also be publicly maintained. Tracts B, C, and D are reserved for drainage retention, landscaping, buffers, open space, signage, and utilities. Tract F is for a future park site and Tracts G and H are for future development.

Tract I is designated as a private right of way for the owners of Lots 4 and 5 and they will maintain it. All other privately dedicated tracts will be the responsibility of the West Oak Master Property Association.
Separate Consent and Joinders have been provided by the financial institutions with mortgages on the lands to be platted and will be recorded with the plat. A developer's agreement addresses the construction and maintenance of the improvements.
Case No. SUB22-44949 (final plat and developer's agreement) was recommended for approval, subject to completion of legal review by the Planning and Zoning Commission, on November 13, 2023.
FINDINGS AND CONCLUSIONS: The plat is required to create the individual lots and/or tracts. NW 21st Avenue is under construction and the developer is providing adequate assurance to immediately record the plat before the completion of construction. The title opinion has been upda...
