BACKGROUND:

* Property Owner: KL Winding Oaks, LLC and Sequel Holdings Limited Partnership
Key Points:
This request is to amend the Planned Development (PD) Plan, which includes the Master Signage Plan and Standards Book, to provide for an updated master sign plan that was approved and adopted by City Council as part of Resolution 2021-20. All other portions of the PD Plan and Standards Book remain unchanged. Further, the proposed PD amendment excludes the Jaguar Auto Dealership property (parcel# 35512-001-03). The proposed PD amendment includes the following specific revisions:
* PD Plan Amendment - Replaces the existing Master Signage Plan, Sheet COO4 of the PD Plan, with a new Master Signage Plan that provides location, sign type, dimensions, and design standards for all signage within the Winding Oaks PD.
* PD Standards Book Amendment - Removes language that states, "The tree motif shown in the PD Plan will be consistent throughout the PD area" on Page 6 of the PD Standards to provide consistency with the Standards Book and the PD Plan, Master Sign Plan.
No other changes are proposed to the PD Plan or Standards Book.
The following calendar of events provides a history of the events, adoption, and subsequent amendments related to the Winding Oaks Planned Development (PD):
* On October 17, 2017, Resolution 2018-1 was adopted, which approved the Conceptual PD with associated PD Guidelines for the westernmost 446 acres.
