BACKGROUND:

Heath Preserve Phase 3 comprises 180 single-family lots, five tracts, and 1.32 miles of road on 63.82 acres, all zoned R-1AA.

 

The developers are Armstrong Land, LLC, and Millrose Properties Florida, LLC.

 

The amendment addresses the issuance of building permits in accordance with Florida Statutes, Section 177.073.

 

A probable cost estimate has been submitted and is under review by the Engineering Department. A letter of credit will be provided for 130% of the probable cost estimate.

 

The original developer’s agreement was recorded in May of 2022 and will remain in effect except as amended by this agreement.

 

FINDINGS AND CONCLUSIONS:

The developer’s agreement must be approved prior to recording the final plat.

Platting is required to create the individual lots.

Final plat approval is no longer required by the City Council and will be handled administratively.

Staff recommends approval of the developer’s agreement.
