BACKGROUND:
The City of Ocala (City) Water Resources Department was approached to supply central water and wastewater services to the Birge & Held Ocala apartment complex by New Ocala, LLC (Developer). This agreement will cover approximately 264 apartment units.
FINDINGS AND CONCLUSIONS:
• Though the infrastructure is not in place for the City to provide the utility services to the project, the City has agreed to provide the Birge & Held Ocala apartment complex with central water and wastewater services pursuant to the terms and conditions of this Agreement and the City Code.
• Prior to the commencement of construction by the Developer, the City and Developer shall cooperate to determine whether Utility Plan Alternative #1 or Utility Plan Alternative #2 shall be constructed by the Developer set forth in the plans for the property pursuant to the terms and conditions of this Agreement.
• The Developer shall pay all applicable fees (including impact fees) in accordance with the City Code and other applicable laws and ordinances.
• Staff recommends approval.
FISCAL IMPACT:
Upon completion, this project is estimated to return annual gross revenues of approximately $144,429 to the Water Resources Department. The annual net revenue is estimated to be $133,499.
