BACKGROUND:

This is a proposed 100 lot single family residential subdivision on 18.29 acres.

The plan was prepared by Tillman & Associates. The developer is West Oaks LLC.

Zoning for the project is Planned Development.

The minimum lot area is 4,800 sf with setbacks proposed as 10 ft. front, 5 ft. side and 10 ft. rear.

Interior subdivision roadways will be 50 feet wide with 24 feet of pavement and curb and gutter.

Sidewalks will be constructed at the time the road improvements and will be on both sides of the internal road system.

The stormwater system, internal roads, Tracts A and B will be privately maintained by the West Oak homeowners’ association.

Potable water and sanitary sewer will be publicly maintained following the standard one-year maintenance period.

Case No. SUB21-44362 (conceptual subdivision plan) was heard by the Planning and Zoning Commission (P&Z) on March 14, 2022.  P&Z recommended approval by a 6 to 0 vote.

 

FINDINGS AND CONCLUSIONS:

Approval of the conceptual plan is needed prior to the start of construction of the infrastructure improvements.

The subdivision is designed in accordance with approved PD standards for the development.

The improvement plan has not been submitted but will require review and approval prior to construction starting.

FISCAL IMPACT:

The potable water and sanitary sewer systems will be maintained by the city following the maintenance period.
