BACKGROUND:
* Petitioner/Property Owner: Florida Center for the Blind, Inc.
Key Points:
The petitioner is requesting a zoning change from M-1, Light Industrial, O-1, Office, MH, Mobile Home Park, and RO, Residential Office, to INST, Institutional.
Zoning and Land Use Details:
The Florida Center for the Blind has owned and operated business on Parcel Identification Number 26392-000-00 since 2013, with a current zoning of M-1. In 2022, the applicant acquired Parcel 26394-000-00, a 4.82-acre property previously developed with a single-family residence with existing RO, O-1, M-1, and MH zoning. Subject to this rezoning request, a site plan has been submitted for the expansion of the Florida Center for the Blind. .
FINDINGS AND CONCLUSIONS:
* The proposed rezoning is consistent with the existing Low Intensity Future Land Use designation, pursuant to Code of Ordinances Section 122-244.
* The requested INST zoning is compatible with the existing development of the surrounding area.
* The request is consistent with the Comprehensive Plan, and the City's Code of Ordinances.
* No Level of Service issues have been identified for public facilities as a result of the zoning amendment.
