BACKGROUND:
* Applicant/Property Owner: City of Ocala
Key Points:
This is a staff-initiated request to rezone the subject properties with a concurrent application to change the future land use classification (LUC25-0001).
Zoning and Land Use Details:
This request is to provide consistent zoning for city-owned and utilized properties within the city limits. The subject properties have been a storm debris collection yard for the Public Works Departments since 2006.
Planning and Zoning Commission:
Staff presented the rezoning request to the Planning and Zoning Commission at the February 10, 2024, meeting. During the hearing, staff confirmed the longstanding use of the properties for storm debris management. There was no public comment.
The Planning and Zoning Commission voted five to zero to recommend approval to the City Council.




FINDINGS AND CONCLUSIONS:
* The proposed rezoning to GU, Governmental Use is consistent with the requested Public Future Land Use category, pursuant to Section 122-244 of the Code of Ordinances.
* The G-U, Governmental Use, zoning district is appropriate for the existing use of the subject properties.
* City utilities service the subject property, and adequate public facilities exist to service any future development.
Staff recommends approval.
