BACKGROUND: The property subject to the agreement is in the City of Ocala and Marion County. The City’s portion includes 11 lots and the entrance road for access from NE 28th Street.
A City lift station in Tract D of the Marion County plat is dedicated to the City. Following the standard one-year maintenance period, the City will be responsible for potable water and sanitary sewer improvements. The agreement addresses the adequate assurance required for public improvements. A solid waste fee is due at the time of final plat consideration by the City Council for the 11 lots.
FINDINGS AND CONCLUSIONS: The final plat for the City lots has been reviewed by staff and returned to the surveyor for corrections. The Marion County plat was recorded on October 2, 2024, in Plat Book 16, Pages 102-106. The construction of improvements will be accepted upon approval and recordation of the agreement to commence the maintenance period.
FISCAL IMPACT: The City will assume maintenance responsibility for the potable water and sanitary sewer systems for the entire development.
