BACKGROUND:
* Applicant: Gator Trust Holdings, LLC
* Property Owner: Gator Trust Holdings, LLC
* Agent: Rodney K. Rogers
* Subject property was approved for a rezoning from B-2, Community Business, to B-4, General Business, in June 2022.
* The M-2, Medium Industrial portion of the property was not rezoned during this time, though it was the intention of the applicant to rezone the entire property.
* This rezoning is to ensure consistency in approved documents while rezoning the entire property to B-4, General Business.
* The client is requesting the rezoning to allow for all uses permitted in the B-4, General Business, zoning district.
* There was a site plan preapplication meeting in October 2022 outlining plans to develop the southern portion of the property as a 114-room hotel.

Planning & Zoning Commission recommended approval with a 6-0 vote at their meeting on November 14, 2022.

FINDINGS AND CONCLUSIONS: The B-4, General Business, zoning district is consistent with the Employment Center future land use classification. The proposed zoning is consistent and compatible with the surrounding area. Staff recommends approval.
