BACKGROUND: This is a four-lot, 83.1 acre subdivision zoned Planned Development (PD). The plan was prepared by Kimley-Horn & Associates. The owner is KL Winding Oaks, LLC, and the developer is DHI Communities.
The subdivision is adjacent to SW 54th Court Road and SW 66th Street, both publicly maintained roadways. Potable water and sanitary sewer systems are available for connection. Internal roadways, access drives, and drainage areas will be privately maintained.
Case No. SUB25-0008 (conceptual subdivision plan) was recommended for approval by the Planning and Zoning Commission on May 12, 2025.
FINDINGS AND CONCLUSIONS:
• Development will be constructed in accordance with the Winding Oaks PD Plan and Standards.
• A site plan is required at the time of lot development.
• A property owners association will be established for maintenance of the private improvements.
