The petitioner is requesting to rezone the subject properties, approximately 1.11 acres, from R-3, Multi-Family Residential, and B-4, General Business, to B-2, Community Business, to provide a unified zoning designation for the entire property.
Parcel 26119-000-00 has split-zoning the north and the western portions are zoned R-3 and the southeastern portion is zoned B-4. It is developed with a residence that has been converted to a professional business office.
Parcel 26114-000-00 is zoned R-3 and is undeveloped but has historically been utilized for overflow church parking and an employee break area.
The petitioner submitted an application for a Lot Reconfiguration to combine the properties in July 2026, which was subsequently approved administratively by Planning staff. At the time of this staff report, the reconfiguration is not reflected by the Marion County Property Appraiser, formalizing the Lot Reconfiguration process.
