BACKGROUND: The plat consists of 100 lots, two tracts, and 12.67 miles of road on 21.03 acres.  JCH Consulting Group prepared the plat, and the developer is West Oak Developers, LLC. The rights of way, identified as Tract A, are 50-feet wide and will be privately maintained. Tracts D and E are for drainage retention, utilities, landscaping, buffers, open space, and signage.

 

Private improvements will be maintained by the West Oak Master Property Owners Association.

Potable water and sanitary sewer systems will be publicly maintained to the point of metering following the standard one-year maintenance period.

 

The developer’s agreement addresses the construction and maintenance of the subdivision improvements. Case No. SUB23-45323 (final plat and developer’s agreement) was recommended for approval by the Planning and Zoning Commission on November 13, 2023.

 

FINDINGS AND CONCLUSIONS:  Platting is required for the creation of the individual lots. The revised plat has been submitted and is under review. A legal review must be completed before the plat is recorded. Staff recommends approval.

FISCAL IMPACT: The City will assume maintenance responsibility for the potable water and sanitary sewer systems.

LEGAL REVIEW: This final plat and developer’s agreement will be reviewed and approved for form and legality by City Attorney, William E. Sexton.
