BACKGROUND:
The developer is Heathbrook I, LLC, and RM Barrineau and Associates prepared the plat. The property was originally developed as a shopping center with outparcels. A two-lot plat was recorded on January 2, 2018.
The replat of Lot 1 will consist of three lots. Improvements for the shopping center were constructed under a master site plan and are existing. The Planning and Zoning Commission recommended approval of Case No. SUB23-45407 (final plat) at its October 21, 2024 hearing, by a 4-0 vote.
FINDINGS AND CONCLUSIONS:
A site plan is required for the newly created parcels at the time of development. Utilities are available to service the parcels. A title opinion must be updated prior to the plat being recorded.
