Key Points:
A rezoning request has been made to rezone a 1.29-acre parcel (21537-002-00) from B-2, Community Business (County) to B-2, Community Business (City) to facilitate future development.
This request is accompanied by concurrent applications for annexation and amending the future land use designation from Commercial (County) to Medium Industrial/Special District (City) (LUC24-45821).
The subject property is located on NW Blitchton Road, a major arterial roadway that serves as a primary thoroughfare, including an interchange with I-75. Development along the corridor includes a mixture of commercial, restaurants, hotels, and retail services. The property was originally developed as a saloon in Marion County, but the building was destroyed by fire and later demolished in 1995. The property has been used for overflow tractor-trailer truck parking for nearby commercial businesses.
Zoning/Land Use Details:
The requested B-2 (city) zoning district permits many of the same retail and eating/drinking establishments as the existing B-2 (County). The proposed city B-2 zoning district allows two low-intensity industrial uses, whereas the county district permits ten.
