BACKGROUND:
The conceptual subdivision plan was approved for 414 single family lots in 2007.
The improvement plan was resubmitted for revision and approved in 2016.
A final plat has been submitted for 237 lots and is under review for Phases 1 and 2.
The developer’s agreement addresses the construction and maintenance of the infrastructure for all phases.
Water and sanitary sewer systems will be publicly maintained following the required one-year maintenance period.
Roadways and the stormwater system will be privately maintained by the homeowner’s association.
The developer’s engineer has submitted a probable cost estimate to engineering for the improvements not constructed to immediately record the plat.
FINDINGS AND CONCLUSIONS:
Subdivision infrastructure is under construction.
Approval and recordation of the developer’s agreement will allow the developer to apply for up
to 10 building permits prior to plat approval and recordation.
Final plat must be recorded prior to the issuance of any certificate of occupancy.
FISCAL IMPACT:
Water and sanitary sewer systems will be the city’s responsibility following the standard maintenance period.
