BACKGROUND:
? Applicant: Kimber Randi Brady, LLC
? Property Owner: Robert Lang Crevelon
? The property is currently undeveloped, surrounded by industrially zoned properties.
? No site plan has been submitted to the City at the time of this report, but it has been made known that the applicant intends to develop the property as a Truss manufacturing and sales business.
? The M-1 zoning allows outdoor storage, is limited in size and location and must be screened from public view. In M-2 zoning, outdoor storage is not limited or required to be screened.
? Planning & Zoning Commission recommended approval by a vote of 6 to 0 on July 11, 2022.

FINDINGS AND CONCLUSIONS:
The M-2 zoning district is consistent with the Employment Center future land use classification and with the surrounding area. Staff recommends approval.
