UPDATE SINCE TRANSMITTAL HEARING:
The proposed amendment was transmitted to state agencies for an expedited state review in accordance with F.S. 163.3184(3) on November 3, 2025. Except for the Florida Department of Transportation (FDOT), no state agencies provided comments. While not an objection, FDOT provided the following comments based on the determination that the amendment has the potential to adversely impact transportation resources or facilities of state importance, including SR 200, SR 40, and I-75:
1. Require a traffic analysis consistent with City guidelines.
2. Require developer mitigation for identified deficiencies from the traffic analysis that may include proportionate fair share contributions.
3. Coordinate with FDOT for the review of the traffic analysis.
The traffic study has been submitted and reviewed consistent with City guidelines and was approved on March 19, 2026. While the study did not identify any project-related deficiencies in state facilities, the traffic study will be transmitted to FDOT for coordination.
