BACKGROUND:

This developer’s agreement outlines plans for a commercial subdivision on 33.33 acres of land. The project includes creating two lots, two tracts of land, and about 0.14 miles of roadway. Three development groups are involved: Circle Fore LLC, TTRES of Ocala 48th FL LLC, and Keystone Place at Ocala LLC.

 

The subject properties included in the plat consist of three zoning districts: Office Park (OP), Multi-Family Residential (R-3), and Community Business (B-2). These zoning districts determine the types of buildings and activities permitted. The City will take responsibility for maintaining SW 49th Place, including the water system up to the meter, and the sanitary sewer system located within the public right-of-way, as part of this agreement.

 

Each lot has an approved site plan for future development. Improvements constructed on the individual lots must be completed and maintained by the owners of those lots.

 

FINDINGS AND CONCLUSIONS:

                     The developer’s agreement must be approved prior to recording of the final plat.

                     Final plat approval is no longer required by City Council and is handled administratively.

                     Construction of improvements on Lot 2 is complete.

Staff recommends approval of the developer’s agreement.

 

FISCAL IMPACT:

The city will maintain Tract A (the right-of-way for SW 49th Place), following the standard maintenance period.
