BACKGROUND:
This is a multi-family residential subdivision consisting of 150 single-family lots, four tracts, and 0.53 miles of road on 17.83 acres.
The developer is West Oak Developers, LLC.
The plan was prepared by Tillman and Associates Engineering, LLC.
The property is currently zoned Planned Development (PD).
Key Points:
* Setbacks: front 10 feet townhouse setback: front 20 feet
side 5/0 feet. (10 feet for corner lots)
rear 10 feet
* Lots will be a minimum of 20 feet wide with a minimum lot area of 1,820 square feet.
* The right-of-way is 50 feet with five-foot utility easements on both sides, and a five-foot sidewalk proposed on one side.
* Stormwater maintenance will be the responsibility of the homeowners' association.
* Potable water, sanitary sewer, and roads will be publicly maintained following the standard one-year maintenance period.
FINDINGS AND CONCLUSIONS:
* The conceptual subdivision plan is designed in accordance with the approved PD Plan and Standards Book.
* A Concurrency Development Agreement must be approved by City Council prior to approval of the conceptual subdivision and improvement plans.
* A developer's agreement for the subdivision is required with the improvement plan submittal and must be approved and recorded prior to submitting the final plat application.
* The conceptual subdivision plan (Case No. SUB25-0002) was recommended for approval by the Planning & Zoning Commission on January 12, 2026.
Staff recommends approval of the conceptual subdivision plan.
FISCAL IMPACT:
City will assume maintenance responsibility of the potable water, sanitary sewer, and roadways following the standard maintenance period
