BACKGROUND: The developer is Marketplace Holdings, LLC, and the plan was prepared by American Civil Engineering Company. The proposed project involves the subdivision of a 9.244-acre plot into four commercial lots. Significant components of the project include:

1.                     The existing frontage road will be extended to provide primary access to each lot within the subdivision.

2.                     The master drainage retention area will be extended to accommodate additional runoff generated by the development.

3.                     An existing access road at the rear of the development will be extended to improve internal connectivity.

4.                     Public utilities are readily available adjacent to the property for connection.

5.                     None of the individual lots will have direct access to Maricamp Road.

The Planning and Zoning Commission recommended the conceptual subdivision plan (Case No. SUB24-45629) for approval.

Findings and Conclusions

1.                     Maintenance Responsibility: All internal infrastructure, including water, sanitary sewer, roads, and drainage systems within the subdivision, will be maintained privately.

2.                     Site Plan Requirement: A site plan must be submitted and approved for each individual lot prior to development.

3.                     Traffic Impact Analysis: A traffic impact analysis has been submitted to address any potential effects on surrounding roadways.
