BACKGROUND:
* Petitioner: Ultra RE Holdings, LLC
* Property Owner: Ultra RE Holdings, LLC
* Agent: Fred Roberts
* The property is planned to be sold to an entity (Ag-Pro) who requires M-1 zoning to develop a construction/farm equipment sales establishment, which will also require a Special Exception through the Board of Adjustment.
* The property is near service and retail uses that complement those allowed in the M-1 zoning district.
* The property is appropriate for large scale commercial or light industrial uses, having frontage on Pine Avenue/US 441.
* The above-stated factors make the site a viable location for development allowable in the M-1 zoning district.
* The future land use classification on this property is Low Intensity.
* The Ocala Planning and Zoning Commission recommended approval at its meeting on January 11, 2022 with a 7 to 0 vote.

FINDINGS AND CONCLUSIONS:
The M-1 zoning district is consistent with the Low Intensity future land use classification and compatible with the surrounding area. Staff recommend approval of the requested zoning designation.
