BACKGROUND:
* Applicant: 1011 MLK, LLC
* Property Owner: 1011 MLK, LLC
* The applicants are requesting B-4 zoning to allow a vehicular sales use.
* The property is located adjacent to existing automobile dealerships and surrounded by properties zoned B-4.
* The above-stated factors make the site a viable location for commercial development allowable in the B-4 zoning district.
* The future land use classification on this property is Low Intensity.
* The Ocala Planning & Zoning Commission recommended approval by a 6 to 0 vote.
FINDINGS AND CONCLUSIONS:
The B-4 zoning district is consistent with the Low Intensity future land use classification and with the surrounding area. Staff recommends approval of the requested zoning designation.

AVENUE, OCALA, FLORIDA (CASE NO. ZON21-44561); PROVIDING FOR SEVERABILITY; PROVIDING FOR THE REPEAL OF CONFLICTING ORDINANCES; AND PROVIDING FOR AN EFFECTIVE DATE.
