BACKGROUND:
This is a proposed 2-lot subdivision on 33.33 acres
The plan was prepared by Kimley-Horn & Associates and the developer is Thompson Thrift Development, Inc.
Zoning for the property is R-3
Public facilities, roadways, water and sanitary sewer, are adjacent to the site and the developers will be responsible for any extensions of these facilities at the time of individual lot development
Property owners will perpetually maintain the drainage system, common areas and all private facilities within the subdivision
SW 49th Place will be extended with the development of Lot 2 to provide a secondary access
The Planning & Zoning Commision recommended approval of Case No. SUB21-44505 (conceptual subdivision plan) on April 11, 2022 by a 6 to 0 vote
FINDINGS AND CONCLUSIONS:
Approval of the conceptual subdivision is required prior to individual lot development
A site plan has been submitted for construction of 320 apartment units on Lot 2 of the subdivision
The site plan will function as Step 3, Improvement Plan, for this subdivision
