BACKGROUND:

This portion of the Winding Oaks development consists of eight lots and six tracts on 46.59 acres. The owner is KL Winding Oaks, LLC, the developer is Matthew Oaks Investments, LLC, and Kimley-Horn & Associates prepared the plan.

Zoning for the property is PD, Planned Development.

Access to the subdivision will be via three publicly maintained roadways, SW 54th Court Road, SW 60th Avenue, and SW College Road. Internal access will be provided via 24-foot cross-access drives maintained by a property owners’ association.

The property owners’ association will also maintain the drainage system and retention areas. A flowage easement will be provided over the private retention areas for any runoff from the adjacent publicly maintained roadways.

The subdivision consists of the creation of new parcels and the following tracts: Tract 1 for internal access drives, Tract 2 for future right-of-way along SW 60th Avenue, and Tracts 3, 4, 5, and 6 are for open space and drainage.

Case No. SUB25-0007 (conceptual subdivision plan) was recommended for approval by the Planning and Zoning Commission on April 14, 2025 by a 6 to 0 vote.

 

 

 

 

 

FINDINGS AND CONCLUSIONS:

The eight lots will require site plans at the time of lot development.

Construction is underway for SW 54th Court Road.

Potable water and sanitary sewer systems are adjacent to the site, which allows connection to city systems.
