BACKGROUND:

Key Points:
The petitioner is requesting to rezone the subject property from R-1, Single-Family Residential, to R-1AA, Single-Family Residential, to allow for future single-family detached homes. If approved, the proposed zoning change will:
* Reduce minimum lot area from 13,500 square feet to 6,000 square feet,
* Reduce lot width from 100 feet to 60 feet,
* Change setback requirements, pursuant to Ocala Land Development Regulations, Section 122-286.
Staff analysis of surrounding residentially zoned properties, within a 300-foot radius, indicated an average lot area of 16,132 square feet and an average lot width of 101 feet. Also, within the same radius, there are two R-1AA zoned properties with a combined total of 19.97 acres under common ownership.
Zoning and Land Use Details:
The subject property was annexed into the City of Ocala in 2016. It was rezoned from R-1, Single-Family Dwelling (County) and R-4, Residential Mixed Use (County), to R-1, Single-Family Residential (City), via Ordinance 5636 for the potential development of single-family residences.
Additionally, the properties were designated as Neighborhood Future Land Use Category after the 2013 Comprehensive Plan was updated.
