BACKGROUND:
* Petitioner and Property Owner: Alvarez Family Investment Lots LLC

Key Points:
The petitioner is requesting a rezoning of 1.25 acres of undeveloped property from B-2, Community Business, to M-1, Light Industrial.
Zoning and Land Use Factors for Consideration:
* The property is surrounded by M-1, Light Industrial, on its eastern, western, and southern sides, with existing industrial uses to the north and a Sprint telecommunications facility to the west. Of the three parcels to the north, two are zoned B-4 (General Business), and one is zoned M-1.
* The M-1 zoning district allows for a broad range of uses, including wholesale and distribution.
* The subject property's access is SW 27th Avenue, a minor arterial roadway.
