On March 16, 2026, both properties received approval with conditions from the Board of Adjustments for a Special Exception to allow off-street parking in association with a church/place of worship within the R-2, Two-Family Residential and R-3, Multi-Family Residential zoning districts. The subject property is currently undeveloped and serve as a nonconforming off-site parking overflow lots for the Cry of Deliverance Church. Approval for off-street parking is now required by the Planning & Zoning Commission pursuant to Section 122-1002.

FINDINGS AND CONCLUSIONS:
The applicant is requesting approval to utilize off-site parking to satisfy the minimum parking requirements associated with a proposed 1,824 square-foot church expansion. Due to site constraints, the subject parcel only has the ability to accommodate can only accommodate four on-site parking spaces, while a total of 24 spaces are required based on the proposed 120-seat chapel. To address this deficiency, off-site parking is proposed on two nearby parcels (Parcel B and Parcel C on the provided Site Sketch), both of which are located within the required 300 feet of the church property and are not located along arterial streets. Approval of both off-site parking areas is necessary for the site to meet minimum parking standards.
