BACKGROUND:

                     The developer is OFK Ocala LLC, and the plan was prepared by CHW Engineering

                     Twenty-four (24) lot single-family attached residential subdivision

                     This property is .52-acres and located at the southwest corner of SW Fort King Street and SW 1st Avenue

                     Property is in the form-based code zoning district

                     Drainage will discharge into a city-maintained conveyance system and be sent to the Old City Yard master retention facility

                     A site plan is required and will function as step 3 (improvement plan) for the subdivision process

                     The Planning and Zoning Commission recommended approval by a vote of 6 to 0 on July 11, 2022.

 

FINDINGS AND CONCLUSIONS:

                     Public infrastructure for potable water, sanitary sewer and roads are adjacent to the site for connection and access

                     The owner/developer is required to pay an impact fee for additional runoff from this development

                     The site plan and developer’s agreement will be presented for City Council approval once staff comments are addressed
