Subject Property: Parcel 2649-004-001, approximately 4.95 acres
Key Points:
The applicant is requesting to rezone a 3.05 acre portion of a 4.95 acre parcel (Parcel # 2649-004-001) from M-1, Light Industrial, to M-2, Medium Industrial, to provide a unified zoning designation for the entire property.
Zoning and Land Use Factors for Consideration:
Currently the northern third of the parcel is zoned M-2 and the southern two-thirds is zoned M-1. If approved, the amendment would provide a unified M-2 zoning district designation for the entire subject property.
The property was annexed into Ocala in 1964.
The subject property is currently undeveloped and is designated Low Intensity Future Land Use.
The property is located within an established industrial area surrounded by warehouse distribution facilities, undeveloped industrial land, and the CSX railroad corridor.
The subject property is under common ownership with the adjoining property to the east.
Planning and Zoning Commission:
Following discussion, the Planning and Zoning Commission unanimously recommended approval of the rezoning request by a vote of six to zero.
FINDINGS AND CONCLUSIONS:
The proposed rezoning is consistent with the Low Intensity Future Land Use designation and is permitted zoning district pursuant to Section 122-244 of the Code of Ordinances.
