BACKGROUND:
Applicant/Property Owner: Chris Spears' Prestige Auto Sales LLC
Key Notes:
The subject property was purchased by the applicant in February 2025 with the intent to utilize the property in conjunction with the adjacent Prestige Auto Sales property. The existing building was converted from a single-family residence to a commercial use over 30 years ago and sustained a commercial use since its conversion.
Planning and Zoning Commission:
Staff presented the rezoning request to the Planning and Zoning Commission at the May 12, 2025, meeting. The board had no questions for staff. The applicant and public had no comments. The Planning and Zoning Commission voted five to zero to recommend approval to the City Council.

FINDINGS AND CONCLUSIONS:
* The proposed B-4, General Business, zoning district is consistent with the Low Intensity Future Land Use category pursuant to Code of Ordinances Section 122-244.
* The proposed B-4, General Business, zoning district is compatible with the existing surrounding development and zoning.
* The request is consistent with the Comprehensive Plan and the City's Code of Ordinances.
* No Level of Service issues have been identified for public facilities as a result of the zoning amendment.
Staff recommends approval.
