BACKGROUND:

The subject property is part of the original Foxwood III plat and comprises a developed tract for drainage retention, with the remainder undeveloped. While a portion of the original Plat lies within the City of Ocala, the subject property is in unincorporated Marion County. The subject property has an existing zoning of PUD, Planned Unit Development (County), with an underlying Commercial Future Land Use classification (County).

The petitioner requests that the properties be annexed into the City to connect to existing utilities and facilitate future multi-family residential development. The subject properties are contiguous to City limits to the south. To avoid creating an enclave, a 0.05-acre parcel (Parcel # 21509-001-00) owned and utilized by Marion County as a well site must be annexed. The well site is accessed by a dedicated utility easement.

Adequate public facilities exist to service the subject properties. The petitioner has submitted concurrent applications for a land use change to Low Intensity (Case: LUC24-45694) and rezoning to R-3, Multifamily Residential (Case: ZON24-45695).
