BACKGROUND:

The project is a 24-lot single-family attached residential subdivision on 0.52 acres located at the southwest corner of the intersection of SW Fort King Street and SW 1st Avenue. The project is in the form-based code zoning district. The plat was prepared by CHW and the developer is OFK Ocala, LLC.

 

The improvements will be maintained by the Homeowners Association, except for the water meters. The private rights of way are twenty feet in width and provide the frontage requirement for each unit.

 

Stormwater drainage for the project will be sent to the Old City Yard master retention facility and is subject to a stormwater impact fee. The extension of the sanitary sewer within the existing public right of way will be maintained by the city following the one-year maintenance period.

 

The site and building plans have been submitted and are approved pending the pre-site meeting. The final plat and the developer’s agreement were recommended for approval by the Planning and Zoning Commission on February 13, 2023.

 

FINDINGS AND CONCLUSIONS:

The project is an infill development within the downtown area that is consistent with the Form-Based Code. Legal review must be completed prior to execution of the plat mylar and developer’s agreement.
