BACKGROUND:

Proposed five-lot single family attached residential subdivision on 1.54 acres

Zoning for the property is R-3

The property is in the Ocala Historic District and the plan has been presented to the Ocala Historic Preservation Advisory Board. The Certificate of Appropriateness was issued by the board on November 4, 2021 recommending approval of a five-lot subdivision to the Ocala Planning & Zoning Commission.

Tract A will be private right of way to provide access to Lots 2, 3, 4 and 5. Tract B is for parking, utility and drainage easements and common area

A separate plan will be required for development of Lot 1

A site plan will be submitted for the construction of the improvements and function as Step 3 Improvement Plan for this subdivision

Case No. SUB21-44592 (conceptual subdivision plan) was recommended for approval by the Planning and Zoning Commission on March 14, 2022, with a 6 to 0 vote.

 

FINDINGS AND CONCLUSIONS:

Platting is required to create the individual lots for development

The site plan and a developer’s agreement will be presented for council approval

The design will retain the same pattern for stormwater as in the pre-development condition
