BACKGROUND:
Petitioner/Property Owner: City of Ocala
Key Points:
This is a city staff-initiated annexation request for city owned property. The subject property is located in the 1900 block of NW 44th Avenue (Parcel #21658-002-01), comprising approximately 0.48 acres. The proposed annexation will change the jurisdiction of the city owned property from Marion County to the City of Ocala while also eliminating and existing enclave. On behalf of the city, staff has submitted two concurrent petitions with the annexation request:
Future Land Use amendment to change the Future Land Use classification from Commercial (County) to Public (City) (LUC26-0007).
Rezoning to change the zoning classification from B-2, Community Business (County), to G-U, Government Use (City) (ZON26-0020).
The subject property is currently located within the jurisdiction of Marion County and as an existing enclave is surrounded on all sides by existing city limits. The subject property has the following existing Marion County designations:
Future Land Use: Commercial
Zoning: B-2, Community Business
During the review and acquisition of properties for the construction of the NW 44th Avenue Road project, it was found that the subject property had been used as a cattle dipping vat site which had resulted in soil contamination. Due to the soil contamination from the prior use, a groundwater monitoring well is required at this location . Other than the monitoring well, the city has no further development plans for the property as a result of the proposed annexation.
