BACKGROUND: The proposed development is a single-family residential subdivision covering 16.63 acres and 88 lots. The property is located in the 1100 block of NW 14th Street, as seen in the attached location map. The project, developed by Smart Fill Investments, LLC, with plans prepared by Radcliffe Engineering, is zoned as Planned Development (PD). The subdivision will feature 2,975 feet of roadway, a 50-foot-wide right-of-way, and 22 feet of pavement. Lot setbacks will be 20 feet at the front, five at the sides, and 20 at the rear. Additionally, a lot within the subdivision has been designated as a playground and will be dedicated for public use.

The conceptual subdivision plan, identified as Case No. SUB24-45758 was recommended for approval by the Planning and Zoning Commission on January 13, 2025.

FINDINGS AND CONCLUSIONS: The plan must receive final approval before the improvement plan can be submitted. Construction of the subdivision is planned to occur in a single phase, and the design includes two access points, meeting the requirements for developments with more than 16 lots.

FISCAL IMPACT: Upon completion and following a one-year maintenance period, the city will assume responsibility for maintaining the subdivision’s roads, drainage retention areas, conveyance systems, potable water, and sanitary sewer systems.
