BACKGROUND:
* Applicant: Arun & Anjana Singh
* Property Owner: Arun & Anjana Singh
Key Points:
The petitioner requests to rezone two contiguous properties (parcels 26496-005-00 and 26496-005-01), comprising approximately 2.26 acres of undeveloped property, from RO (Residential Office) and R-1 (Single-Family Residential) to R-3 (Multi-Family Residential). The two parcels have split zoning designations, with RO on the northern portion and R-1 on the remainder.
Zoning and Land Use Factors for Consideration:
* The property is surrounded by the Institutional District (INST) on the eastern, western, and southern sides of the property.
* The R-3 zoning district allows for a broad range of uses, including Multi-family, assisted living facilities, and conference centers.
* The subject property's access is from a major arterial roadway (SR 492/NE 14th Street).

FINDINGS AND CONCLUSIONS:
* The proposed rezoning is consistent with the Low Intensity Future Land Use classification and Section 122-244 of the Code of Ordinances.
* City utilities are available at this location, and no level of service issues have been identified for public facilities as a result of the zoning amendment.
* The Planning and Zoning Board approved the request by a vote of six to one.
Staff recommends approval.
