BACKGROUND: The Ocala City Council will hold two public hearings to consider a Concurrency Development Agreement to be entered into pursuant to Sections 163.3220 through 163.3243, inclusive, Florida Statutes, between the City of Ocala (City) and RM Maricamp, LLC and The Grand Reserve at Pelham, LLC.

The properties are approximately 47.25 acres located south of the intersection of SR 464 and SE 25th Avenue. The RM Maricamp (Parcel # 29509-000-27) is a two-lot proposed subdivision with Office Park (OP) zoning with a maximum height of 60 feet and Community Business (B-2) zoning with a maximum height of 50 feet, approximately 8.02 acres. The Grand Reserve at Pelham is a two-story multi-family project (Parcel # 29509-000-49) with a proposed rezoning from Single-Family Residential (R-1A) to Planned Development (PD), approximately 39.23 acres.

The proposed Concurrency Development Agreement will address donation of right of way to the City and approximately 1120 feet extension of SE 25th Avenue, intersection improvements/funding at SR 464 and SE 25th Avenue, Woodland Villages access improvements, and capacity reservation for the two projects.
