BACKGROUND:
* Owner: West Oak Developers, LLC
The Owner has submitted a Concurrency Development Agreement pursuant to Chapter 163, Florida Statutes, for the West Oak development.
The amended Planned Development (PD) plan and Standards Book for the West Oak PD were approved by City Council in August 2023, via Resolution 2023-35. The associated traffic impact analysis (TIA22-44794) was subsequently reviewed and approved by the City on April 11, 2024.
The traffic impact analysis indicates that, based on the adopted level-of-service standards of the City and County, certain transportation facilities are projected to operate with inadequate capacity during the PM peak hour at build-out of the property. This finding accounts for existing background traffic, projected growth in existing traffic, vested background traffic, and traffic generated by the proposed development.
Pursuant to Chapter 86 of the City's Code of Ordinances, when transportation facility capacity is determined to be inadequate, a property owner may enter into a concurrency development agreement with the City to provide or fund necessary transportation system improvements.
