The applicant is requesting to rezone approximately 2.99-acres, the northern 1.19-acre portion of parcel 23472-001-00 and all of parcel 23472-004-00 (1.8 acres) from R-3, Multi-Family Residential.

Parcel 23472-001-00
* This request affects only the northern 1.19 acres of the 2.89-acre property which is currently zoned R-3, Multi-Family Residential. The remaining southern portion will retain its current zoning, B-2, Community Business.
* The subject property was annexed into the City in 1975.
* In 2001, a multi-use complex was developed on the southern B-2 portion of the property, which is not affected by this request.

* This request includes the entire parcel, approximately 1.8 acres, from R-3, Multi-Family Residential to INST, Institutional.
* The subject property was rezoned to the PUD-8 zoning district in the 1980s as part of the La Jolla PUD.
* In May 2006, the property was rezoned to R-3, Multi-Family Residential zoning district.
* The existing single-family residence constructed in 1977 remains on the property. A single-family residence is a permitted accessory use in the INST (Institutional) zoning when associated with a church/place of worship or a school site.
