BACKGROUND:   The developer for Tract J is Cala Hills Investment Group, LTD. The property is part of the Cala Hills Development of Regional Impact (DRI) and the Cala Hills Planned Development (PD). The proposed plan would allow 104 single-family attached townhomes on 26.02 acres. On June 21, 2022, the City Council approved the PD plan and standards.

The development will include 35 lots in phase one and 69 lots in phase two. The lots will be a minimum of 26 feet in width and 2,632 square feet in area. The roadways are proposed at 30 feet in width and will be privately maintained.

Case No. SUB23-45110 (conceptual subdivision plan) was recommended for approval by the Planning and Zoning Commission on August 14, 2023.

 

FINDINGS AND CONCLUSIONS:  The Developer is providing 10 ft easements adjacent to both sides of the right of way for a total of 50 feet. The stormwater improvements will be maintained by the Homeowners Association. Sidewalks will be constructed on both sides of the internal roadways. Staff recommends approval of the conceptual plan.

 

FISCAL IMPACT: The potable water and sanitary sewer systems will be maintained following a standard one-year maintenance period.
