BACKGROUND:
Commercial subdivision consisting of three lots and two tracts on 9.244 acres with B-2 zoning.
The developers are Maricamp Marketplace Holdings, LLC, and Amprop Ventures Maricamp, LLC.
The developer has formed an association that will be solely responsible for the operation and maintenance of all common property within the commercial subdivision. Property owners will become members of the association by purchasing a lot and are subject to the governing documents, rules, covenants, and restrictions of the association.
All improvements within the subdivision boundaries will be privately maintained, with no city obligation.
The lot owners will maintain the improvements constructed on the individual lots.
Public infrastructure is available adjacent to the property for connection.
FINDINGS AND CONCLUSIONS:
• The developer’s agreement must be approved prior to plat recordation.
• Platting is required for the creation of the individual commercial lots.
• Final plat approval is no longer required by the City Council and will be handled administratively.
• Site plans are currently under review for two of the lots.
• Staff recommends approval of the developer’s agreement.
