BACKGROUND:
Oakcrest Park is a 78-lot single-family residential subdivision with 3,200 linear feet of roadway on 24.72 acres with R-1AA, single-family residential zoning.
The developers are Shanbru, Inc. and Blitch Plantation LTD.
The plan was prepared by Mastroserio Engineering, Inc.
Key Points:
Minimum lot sizes: 60 feet wide by 110 feet deep
Setbacks: Front – 20 feet
Side – 8 feet
Rear – 15 feet
Right of way width will be 50 feet with 22 feet of pavement and five-foot sidewalks on both sides.
Roadways, drainage retention areas, stormwater conveyance system, potable water, and sanitary sewer systems will be publicly maintained following the one-year maintenance period.
The developer is required to install standard streetlights throughout the subdivision at their own expense. The lights will be owned and maintained by the City of Ocala after installation. There are existing street lights on NE 28th Street.
A traffic impact analysis is not required for developments that generate less than 100 net new PM peak hour trips. The traffic statement provided on the conceptual plan for this project indicates 77 PM peak hour trips will be generated by this subdivision and therefore a traffic impact analysis is not required.
FINDINGS AND CONCLUSIONS:
The conceptual subdivision has been designed to meet the R-1AA zoning requirements.
A developer’s agreement for the subdivision is required with the improvement plan submittal and must be approved and recorded prior to submitting the final plat application.
