BACKGROUND:
* Petitioner: City of Ocala
* Property Owner: City of Ocala

The property is currently zoned B-4, General Business with an underlying Low Intensity future land use classification. This is planned to be the site of City Fire Station 8. There is a concurrent application requesting a land use change (LUC24-45740) from Low Intensity to Public.

The Planning & Zoning Commission recommended approval with a vote of 4-0 on August 12, 2024.

FINDINGS AND CONCLUSIONS:
The requested G-U, Governmental Use zoning district is consistent with the comprehensive plan and the requested Public future land use classification. The proposed G-U zoning is consistent with Section 122-244 of the Code of Ordinances. The amendment will not adversely affect the community's health, safety, convenience, prosperity, or general welfare. Adequate public facilities exist to service the subject property.

Staff recommends approval.
