BACKGROUND:
* Applicant: Arun & Anjana Singh
* Property Owner: Arun & Anjana Singh

Key Points:
The petitioner is requesting to rezone 2.26-acres of undeveloped property from RO, Residential Office, & R-1, Single Family Residential, to R-3, Multi- Family Residential. Two neighboring properties are included in this request, parcels 26496-005-00 & 26496-005-01. The properties are split zoned with RO on the northern portion and R-1 on the remainder.
Zoning and Land Use Details:
For consideration of the rezoning, there are several key factors to consider:
* The property is surrounded by INST, Institutional District, on the eastern, western, and southern sides of the property.
* The R-3 zoning district allows for a broad range of uses including Multi-family, assisted living facilities and conference centers.
* The subject property's access is from major arterial, SR 492 (NE 14th Street).

FINDINGS AND CONCLUSIONS:
* The proposed rezoning is consistent with the Low Intensity Future Land Use classification and pursuant to Section 122-244 of the Code of Ordinances.
* City utilities are available at this location, and no level of service issues has been identified for public facilities as a result of the zoning amendment.
