BACKGROUND:
This is a joint application that includes two property owners: Z & T Partners, LLC and CLD Properties, LTD.

Key Points:
As indicated in Section 122-244(b), the B-2, Community Business zoning is not a permitted zoning district under the Neighborhood Future Land Use.
The applicant is requesting to change the Future Land Use designation from Neighborhood to Low Intensity to establish a future land use category that permits the existing B-2, Community Business zoning district, to establish consistency between future land use and zoning for the subject property.
A concurrent rezoning application from R-3, Multi-Family Residential to INST, Institutional has been submitted for the undeveloped portion (northern half) of Parcel 23472-001-00 and the entirety of parcel 23472-004-00.

Zoning and Land Use Factors for Consideration:
* The subject properties associated with this request include Parcels 23472-003-00, 23472-002-00, and approximately the southern half of portion of 23472-001-00. All three properties were annexed into the City limits in 1975.
o Parcel 23472-003-00 encompasses approximately 1.54 acres and was developed approximately 10 years after annexation as part of the first phase of the Too Your Health Spa shopping plaza.
o Parcel 23472-001-00 currently has split zoning of R-3, Multi-Family Residential and B-2, Community Business. The amendment includes approximately 1.54 acres (southern half) of the total 2.89-acre parcel....
