BACKGROUND: My 3 Rose is a one-lot commercial subdivision on five acres located on the east side of NW 35th Avenue Road in the 2800 Block. The developer is Lalgie Lakeram, and the plan was prepared by Mastroserio Engineering.
The developer is dedicating the northern 60 feet of Tract A as a road right-of-way for the extension of NW 28th Street. Tract B will be dedicated as a drainage retention area for water quantity/quality for the new road which will provide access to Lot 1 and connect NW 28th Street to NW 35th Avenue Road.
A site plan is required for the development of Lot 1. Case No. SUB21-44610 (conceptual plan) was recommended for approval by the Planning and Zoning Commission on April 10, 2023.
FINDINGS AND CONCLUSIONS: The developer and his engineer have worked closely with Engineering and Growth Management on the location and design of the proposed road. The drainage retention for Lot 1 will be designed and reviewed at the time of site plan submittal. A developer’s agreement will be required with the submittal of the improvement plan to address the construction and maintenance obligations of the subdivision improvements.
FISCAL IMPACT: Maintenance of the new road and drainage retention area, following the standard one-year maintenance period.
