BACKGROUND:

                     The Impact Development Planned Development (PD) Plan proposes the development of 260 multi-family dwelling units, along with amenity buildings and other accessory structures.

                     A Traffic Study is required as part of the PD plan review.

                     The Traffic Study was approved on December 7, 2023, and identifies certain intersections within proximity to the PD that have a history of crashes or operational deficiencies.

                     Certain improvements or modifications to the transportation facilities are necessary to remedy the deficient transportation facilities.

                     The Developer has agreed to construct traffic improvements subject to terms outlined in the Developer’s Agreement.

 

FINDINGS AND CONCLUSIONS: Approval and recordation of the developer’s agreement will allow existing deficient transportation facilities to be sufficiently addressed.

 

FISCAL IMPACT: The City will support the developer’s request for traffic impact fee credits from the County. In doing so, the developer will construct the improvements instead of the City.

LEGAL REVIEW: This Agreement will be reviewed and approved for form and legality by City Attorney, William E. Sexton.
